Meet Your Inspector
Hello, My name is Aaron Smith, I am the owner and founder of Blue-Line Home inspections, LLC. I was a Police Officer where integrity was everything. My duties and goals were to protect the public. I was also a Builder where I was trusted to build homes, additions, decks and roofs for people. I not only loved building, but I took pride in the work I did. I have combined my building experience and my passion to protect people and now offer my services to home buyers to help them make an informed decision when purchasing a home.
I am a Husband, a Dad and a Grandpa to four beautiful Granddaughters. I am a Christian and I stay active with the Church. I will not work on a Sunday but will take phone calls for scheduling.
I hope to meet you soon, and will do my best to assist you. You will also receive a detailed report with deficiency pictures and explanations the same day.

Buyers Inspections
Buying a home is one of the biggest investments you will ever make. Before you buy, you should have a home inspection to avoid potentially costly repairs that would otherwise go undetected until they become even more costly. This is our typical home inspection that catches common defects so you understand the investment you’re making.
Pre-Listing Inspections
Some homeowners want to make repairs to their house before they put it on the market and will make repairs using their inspection report as a baseline reference. Please understand that most buyers will still want to perform their own inspection even if the seller has already had an inspection done.
Commercial Inspections
Commercial buildings need inspections just like any other type of property, so call us today to set up yours.
Thermal Imaging
Thermal imagery provides an immediate look at the condition of the home, without having to tear anything apart to see inside of walls.
Wood Destroying Insect Inspections
Getting a wood destroying insect (WDI) inspection will help you determine if there are pests in your home, and what the next steps will be.
Well Water Testing
We provide thorough well flow testing services to ensure your private well delivers a reliable water supply. Our expert inspectors measure the flow rate in gallons per minute, assess water pressure, and evaluate the well's sustainability over time. We also examine the condition of well equipment, including the pump, pressure tank, and piping.
Mold Testing
There are over 400,000 types of mold, and while there are only a few dozen that are toxic, exposure to many molds can lead to health problems. It can also cause structural damage to your house.
Pool & Spa Inspections
We'll inspect your pool thoroughly–from filters and pumps to plumbing and heaters–to identify any issues and provide appropriate recommendations.

We will deliver our report within 24 hours of the conclusion of your home inspection, so that you can quickly access a full overview of our findings – and discuss them with us and your agent.

Frequently Asked Questions
What is a home inspection?
A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation. Home inspections are designed to protect the buyer, by revealing problems they might not have noticed otherwise.
How much does a home inspection cost?
Our home inspections start at $395.00. The cost will vary based on the square footage of the home, the age of the home, and location of the home. Call, text, or email us for a quote today!
How long does a home inspection take?
Depending on the size of the home or other varying factors, the average home inspection may take an hour and a half to two and a half hours. Your inspector will advise you what time to arrive after he reviews the property information.
Should I attend the inspection?
We prefer our clients to show up at the end of the inspection. This will help the inspector not be distracted as your home is very important and we do not want to miss anything. Once you arrive at the end, we will recap the findings. After the recap you will have your report the same evening. If you are not able to attend the recap, we will get your report to you within a few hours and once you view it, you can call and we will go over the findings and answer any question you may have.
What if the inspection report reveals problems?
It is important to note that no house is perfect. At the end of the home inspection process, we will provide a detailed report that describes the physical condition of the property, with images and videos highlighting what may need repair or replacement. The information provided is to allow a potential buyer to make an informed decision about moving forward with the transaction. It is not pass or fail.
